So much to celebrate in February!

Welcome to the latest edition of Doors to Real Estate where savvy insights and some funny short stories open new doors or maybe close them. Note the following is from my perspective, opinions and personal recommendations.

Ready? Here it goes… 

As we dive into the post-Superbowl exciting week full of nonstop activities (wait, are we over it yet non-Kansas City folks?) there is today: Fat Tuesdays (any Miamians recall Cocowalk?), Valentine’s Day (or is it Friendship Day, Galentines, Dislike Romance Day, Every Day is Valentine’s Day?), Lent (What are you truly giving up for 40 days if you observe this and why?), a national holiday -Presidents Day (Did you know it’s based on the US First President, George Washington’s birthday? Since we are a democracy and have had many presidents, it’s only fair to include ALL Presidents and we get a free day!) Overwhelmed yet? hehe.. And I haven’t even mentioned all the fantastic and anticipated festivals happening in Miami drawing thousands of visitors, locals enjoying being out catching up with familiar faces and others taking advantage of leaving for a few days. 

So that got me thinking… 

Miami in a blink is becoming the next major global city. The demand is so high to be a Miami resident, it’s like winning the lotto for some. Miamiams have had it made and yet taken by surprise depending on your circumstances. 

Miamians that have grown up or were transplants from at least 20 years ago are feeling it in every sense. This is great news from some but not for others depending on your perspective, grit, debts, lifestyle, investments, homeownership, obligations, etc etc. 
Today, Buyers want properties that are not listed even at higher interest rates from a few years ago- don’t worry, I am working on it and on land opportunities too. And Sellers just want to do that - Sell! Keep it simple, efficient and cash out. Agree? 

We are in a crucial time to be in Miami real estate to make some decisions. Here are my top 3 updates related to generating wealth in real estate for 2024: 

  1. The Fed hasn’t dropped rates yet - well, just a tiny bit but when will it really drop? I lost my crystal ball however some experts are saying it might be closer to summer? And when that happens, guess what? Let the competition begin! 

  2. Property prices remain strong. This especially true in the Single Family Homes sector. Yes, we see some price decreases however it’s because they are overpriced to begin with. If you are tryly ready, don’t let this stop you to either sell or buy real estate especially if your intentions are to hold long-term. 

  3. Styling properties - Who here likes HGTV? DIY projects? Or wishes they know more about basics of creating spaces to make you feel alive, at peace or transport you to another world? Styling whether it is to put your property up for sale or when purchasing one and want to create a certain atmosphere, bring a new energy opens doors. Energy has a profound impact on the real estate landscape, driving demand for luxury properties in prime locations or even bring freshness in investment properties such as art.
