Buyers are active but they are selective, informed, and comparing your home against every other option on the screen. Yes they are and you know it because you do this too! Pricing, presentation, and strategy now decide the outcome. And the seller who drops their price first is often the one who left the most money on the table.
A price cut is the easy fix. But the old logic of 'if it does not sell, lower the price' is over. Today, with so many factors creating uncertainty, it is rarely the right move. People want to negotiate or bid instead. Yes, even on the multi-million dollar properties.

You Have More Options Than “Drop the Price”
This is the part budget-conscious sellers and investors are never told: selling well does not require a renovation, a stager’s warehouse of rented furniture, or a five-figure extra budget to attract the right buyer in most residences.
Sometimes it is as simple as what you already own but repositioned and cleaned. PERIOD. I have sold and leased plenty of homes that sat or converted FRBO (For Rent By Owners), not getting the return the owners wanted, until I was brought in for an objective, realistic strategy.
You do not need to spend more, instead understand maintenance and efficiency are a must. If you can do it on your own, wonderful but if you do not make sure you vet a licensed professional that is a business owner with vision. There is a styling solution for every budget but the question is whether the person guiding you can see it.
