I know this city because I experienced it since a child long before I ever got involved in real estate that I have loved and live it. Plus a family history ties few can say but that is for another time. And that matters when you're trying to attract the right tenant for your property. Because the person who chooses Coral Gables isn't just looking for a rental. They're choosing a lifestyle. And your property needs to reflect that.

WHY ARE SO MANY CORAL GABLES RENTALS SITTING?

The Gables rental market has shifted. Inventory has grown recently but that does not mean it’s the end of the world either.

Coral Gables IS and experience, not just a city within a city.

Tenants have more options from Merrick Park, UM corridor, North Gables to South Gables near Coconut Grove. Today and are more price conscious since the global crisis of 2008-2010 and with new construction projects in downtown Gables as well, even more options. The properties that are not chosen all have one thing in common: they're being listed like transactions instead of experiences. Coral Gables IS an experience.

A few photos from a phone, a generic description that worked for years because it is “Coral Gables” and could apply to any property in any city, and a price based on what the landlord needs rather than what the market supports. That approach worked maybe five years ago. It doesn't anymore.
